By requesting, scheduling, or receiving services from Armadillo Handyman Solutions LLC ("Armadillo," "we," "us"), you ("Client," "you") agree to the following terms.

1. Services
Armadillo provides general handyman services including TV mounting and cord concealment, picture and mirror hanging, curtain and closet rods, shelving and overhead garage racks, grab bars, ceiling fans and light fixtures, switch and outlet device replacement on existing wiring, doorbell and camera swaps, smart locks and deadbolts, drywall repair, interior doors, baseboard and trim, furniture and equipment assembly, fixture-level plumbing, property manager punch-lists, and recurring home maintenance. Specific services are outlined in your quote or invoice.

2. Quotes and Pricing
All pricing is flat-rate unless specifically quoted as hourly. Current rates are published at armadillohandymansolutions.com/pricing.
Minimum visit is $175 and covers any job up to 30 minutes of work.
A diagnostic visit is $89 and is credited toward the work if you proceed during the same visit.
Quotes are based on information you supply (photos, descriptions, measurements). If actual job conditions differ materially from what was described, for example no wall backing or additional damage discovered, we will stop and tell you before continuing, and pricing may be adjusted with your approval.
Quotes are valid for 30 days from the date issued unless otherwise stated.
Jobs more than 20 miles or 30 minutes from 78754 include a $75 extended-travel charge, quoted up front.

3. Scheduling and Booking
Appointments are confirmed once job details and pricing are finalized.
Jobs quoted under $500 require no deposit and no card on file. Payment is collected when the work is complete.
Jobs quoted at $500 or more require a 30% deposit at the time of booking to secure the date.
Special-order or custom materials are paid for up front and are non-refundable once ordered.
We offer availability seven days a week, subject to current schedule capacity.

4. Cancellations and Rescheduling
Please provide at least 24 hours notice for any cancellation or rescheduling.
Cancellations, reschedules or no-shows inside the 24-hour window are charged a $75 fee. If nobody is home, or we cannot access the work area at the scheduled time, the same $75 fee applies.
Any deposit already paid is credited against that fee.

5. Payment
Payment is due upon completion of service unless other arrangements are made in writing in advance.
We accept card and digital payments.
Unpaid invoices may accrue late fees and may be referred to collections after 30 days past due.

6. Sales Tax
Labor to repair, remodel or restore residential real property is not taxable in Texas, so no sales tax line appears on invoices for that work. Armadillo quotes lump-sum and pays sales tax on materials at the point of purchase.
Labor on nonresidential real property such as offices, retail, restaurants and warehouses, and on hotels or rentals of less than 30 days, is taxable. The total charge on those jobs includes sales tax at the Austin combined rate of 8.25%.
Furniture and equipment assembly is quoted tax-inclusive.
Because property type determines tax treatment, you will be asked whether the property is residential or commercial before we quote.

7. Licensing and Scope of Work
Armadillo performs general handyman work and does not undertake work requiring a specialty license or permit beyond general handyman scope.
Plumbing performed by Armadillo is limited to fixture-level work: faucets, cartridges, shower heads, toilet repair and replacement, garbage disposals, supply lines and shutoff valves. Water heaters, re-piping, drain and gas lines, and any work requiring a licensed journeyman or master plumber are referred to a properly licensed professional.
Electrical work is limited to device-for-device replacement on existing wiring and fixtures on existing boxes. New circuits, new outlet locations and panel work are referred out.
We do not perform rekeying or locksmith work, roofing, structural work, or any work requiring a permit.
If a job is found to require licensed or permitted work beyond our scope once underway, we will stop that portion of the work and refer you to an appropriate licensed contractor. You will only be charged for work actually completed.

8. Materials
Materials supplied by Armadillo are billed at cost plus 25%, itemized with receipt, unless included in a flat-rate price as specified in your quote.
If Client supplies materials, Armadillo is not responsible for defects, damage, or failure of Client-supplied materials.

9. Warranty
All workmanship is backed by a 1-year warranty from the date of service completion, covering defects in the labor performed.
This warranty does not cover normal wear and tear, damage caused by misuse, damage caused by unrelated third-party work, or manufacturer defects in materials supplied by the Client.
To make a warranty claim, contact us at the phone number or email on your invoice within the warranty period.

10. Access and Safety
Client agrees to provide safe, reasonable access to the work area.
Armadillo reserves the right to decline or pause work if a site condition presents a safety hazard, until the hazard is resolved.
Client is responsible for disclosing known hazards such as mold, asbestos, structural issues or aggressive pets prior to the appointment.

11. Liability and Insurance
Armadillo Handyman Solutions LLC is fully insured for general liability.
Armadillo is not liable for pre-existing conditions, damage unrelated to the work performed, or issues arising from Client-supplied materials or instructions.
Client should disclose any known issues with the work area, such as plumbing age, electrical condition or structural concerns, prior to service.

12. Right to Refuse or Discontinue Service
Armadillo reserves the right to decline a job, or stop work in progress, if the scope changes materially, a safety concern arises, or the Client is abusive or non-cooperative toward Armadillo staff.

13. Photos
Armadillo may take before and after photos of completed work for quality documentation and, unless you opt out in writing, for use in marketing materials. Photos will not include identifying information such as your name or exact address unless you separately consent.

14. Governing Law
These terms are governed by the laws of the State of Texas. Any disputes will be resolved in the county where the service was performed, unless otherwise required by law.

15. Changes to These Terms
Armadillo may update these terms from time to time. The version in effect at the time services are booked will govern that engagement.
